Property Trends in Sarjapur

The areas along the southern and eastern fringes of Bangalore have reached a level of saturation when it comes to real estate boom.  Sarjapur stands out as an exception, offering residents clean breathing space, good infrastructure and a proper communication network to other parts of the city. The price of apartments and land is still very much within the reach of common man, but it would not remain so for a long period of time, given the end user demand.

Sarjapur initially happened to be a favorite destination for people looking to invest in a villas or luxurious properties. However, with the increase in demand and non-availability of land in other parts of Bangalore, a lot of builders are now building apartments in Sarjapur. Around 67% of real estate activities are centered over apartments and flats, while the individual homes and land owners account for 17% each in both the segments.

There are around 118 affordable Sarjapur apartment projects, and 49 villa projects that are being developed in this region. Around 25 open land projects are available to customers for sale. The average price for an apartment in Sarjapur stands at 3795 INR per sq. ft. The price for villas is estimated to be around Rs 5128 per sq. ft., while the average plot of land is around Rs 1722 for every square yard.  As per a survey the average unit size for an apartment in Sarjapur ranges in between 1200-2200 sq ft. The size of an average villa in Sarjapur is somewhere around 2300- 3400 sq ft.

Among the various projects that are being constructed in this region, around 40 projects are luxury projects that are preferred by customers for their amenities, while the other 70 projects are preferred for their accessibility option from major areas of interest like school, banks, offices and hospitals,

Sarjapur, not only has good communication network, with the rest of the city, but also has a host of entertainment and recreational facilities like Bangalore Central Mall and Market Superstore near to Bangalore Apartments.  A lot of new malls are proposed and would soon see the light of the day, as the area starts to see more footfalls in the coming years.
